  • The average time for our team to build a custom home is 9 months. Since Covid-19, we understand the challenges that our industry faces which is why we provide and work to realistic deadlines.

  • Our experience in completing council paperwork and understanding the requirements means that our client’s approval take less time as they’re done right the first time. On average, council cdc approval can be processed within 6 weeks and DA process can take anywhere from 6-12 months.

  • We don’t take short cuts when building custom homes which also includes the materials and suppliers we use. When working with steel or timber frames we only use X materials/class and materials over X rating. Our suppliers are local which means that the quality and timeliness of delivery is guaranteed and results in a higher quality home for you and your family.

  • We aren’t landscapers but can help coordinate through our team of design and building professionals, our service can include landscaping and pool design.   • Yes. Soil testing is one of the first steps in the design process and allows us to understand the soil profile of your land. Knowing how reactive your soil is (how much it will expand and contract) is very important for the engineerings and builders so we can design a home that is compliant and structurally sound.   • The most involvement happens in the beginning of the project as we work closely with you to find out what your custom home requirements are. Throughout the initial consultations, design meetings, development applications and contract stages, we are by your side to ensure to guide you through our process. During the construction phase, your project manager will remain in touch as we reach each construction milestone.

  • Due to the fluctuation in costs relating to building resources and materials, our custom home contracts have a combination of Prime Cost and Provisional Sum items. We do this as there can be pricing variables at the time of signing the contract and therefore allowances are made to accommodate changes.

  • This will vary project to project based on the scope but as a guide, our custom home project payment schedule is the percentage below of your total project cost:

    The deposit: 5%

    The slab or base stage: 15%

    Frame stage: 20%

    Lockup stage: 20%

    Fit-out or fixing stage: 30%

    Practical completion stage: 10%

    Any amendments to the design or changes during construction will incur additional costs which we will work closely with you to manage.

  • Seeing your custom home being built is very exciting and visiting the construction site during the build is encouraged for our clients. You will remain abreast of the progress through communication with your project manager but if you do want to inspect the site up close, you can.

  • At SSR Projects we follow the strictest quality control measures to ensure that every detail is done correctly. Our project managers are responsible for the supervision and coordination of trades who are vetted and highly experienced. We also follow our own internal series of checks to remain on schedule and inspecting the build each step of the way.

  • You will have one main point of contact to make communication and coordination as easy as possible.

    What is the level of tolerance regarding building supplies, labour and weather conditions during construction?

  • The short answer - sometimes. Depending on the stage of the project or construction will determine what types of changes can be made. If construction hasn’t commenced then changes to the structure or foundation may be acceptable but will incur additional costs and potentially re-submission of council permits. During construction, smaller changes to things such as the layout of your fixtures or cabinetry are easier to do but again, will add to the total cost of the project.

  • Notifications are sent via our specialist project management software. We will send you notifications via email and text message - depending on how you prefer to be notified.

  • Our contracts stipulate a standard 13 weeks defect period where we will cover any minor defects found within your home during that time. However, according to the Home Building Act 1989 (NSW), you have up to six years for major defects and two years for all other defects.

  • In New South Wales, Builders Warranty Insurance (also known as Home Indemnity Insurance, Domestic Warranty Insurance, or Home Building Compensation Fund) covers for loss of damage arising from a structural defect to a residential building for up to six years after the work has been completed or two years if only partial-completion.

  • If you already have an architect or draftsman that you’re working with, we can liaise and coordinate with them throughout the entire project. We also have our own series of partners who can assist you with the design process.
